Managed by ConvergenCE, then repositioned and refitted with state-of-the-art technologies, ZenGarden has already been awarded the most important environmental certification, the prestigious BREEAM award. The building, with its prime location in Buda, has recently undergone a €2.5 million renovation, with a number of green solutions and technological innovations.
As a result of the design and build, which focused on the energy efficiency of the building, the large glass façade was fitted with modern motorised shutters and thermal heat protection films on the most exposed facades. Thanks to these improvements as well as a new Building Management System and digitally programmable thermostats, the energy efficiency of the building has been improved by 15-30% depending on the floor / area. The additional features of ZenGarden are an energy-efficient four-pipe fan-coil heating and cooling system, low-energy LED lighting with motion sensors. Upgraded controls for modernised cooling and heating pumps will provide environmentally friendly and cost-effective solutions to unexpected energy challenges.
Offering services on nine levels, four lifts make it easy and time-saving to get from the secure underground car park to the top floors with panoramic views of the Parliament. The garage provides 170 parking spaces for tenants and their guests, while the above-ground car park was designed with special attention to electric car users.
The design phase, which also focuses on ideal work environments as well as physical and mental refreshment, also included the modern use of internal open spaces. The unique atmosphere of the zen garden and the maintenance-free artificial grass does not require energy-intensive maintenance.
Those who prefer a more sporty lifestyle can also use their own or rented bikes. There is a cycle path leading to the office building, a MOL Bubi parking facility in front of ZenGarden, and a secure bike storage area inside the building for safe and convenient use of bicycles. On warmer days, cyclists need not feel uncomfortable during the day either, as the changing rooms and showers can make their working days more comfortable.
“We have always been committed to using state-of-the-art technology and our own resources to support green processes and environmental protection.” – outlined the processes behind the development of ZenGarden, Tamás Végh, Senior Project Manager at ConvergenCE. “Building trust with our partners and developing a reliable, long-term relationship is of paramount importance to us, and providing the best services from time to time is essential to this. And it is especially gratifying when our efforts and work are recognised by the best rating agencies. This is the feedback we need to be able to say that we have made good use of the resources available to us after such a multi-faceted, detailed development.”
